Spring News

The year has gotten off to a great start.  All board and committee members are fully engaged in serving our community.   I am honored to be associated with such talented individuals.  Our Treasurer, Jed Pitera, has taken charge of overseeing our financials and is doing a spectacular job. Most of the problems associated with changing to a new accounting system have been resolved.

We have a new to look to our same website.  The URL remains the same. The login and password for the protected areas remains the same. Cynthia Haines has been working to make the new site more organized and user friendly. I believe you will be very pleased with the changes. If you have any suggestions on how to future improve, contact Cynthia.   

Tim Vest has volunteered to chair the 4th of July event.  We plan to return the celebration to the street where it has been held in the past.  This event always requires a lot of volunteer support. Please contact Tim if you would like to help make this one of the best July 4th parties ever! TIM.VEST@jetblue.com  We hope to add other events to our agenda in the future. 

Our new landscape committee had their first meeting and walk-about.  Under the leadership of the new chair Kelly Conway, the committee is off to a great start (see LSC minuets on the website).  An old idea coming back to life is a community garden to be located behind the ‘Sand Dollar Beach’ entrance sign. If you like to participate in putting the garden together please let Kelly know. kellyconway29@gmail.com.


The cleanup caused by the common area G vandalism is delayed until the Arborist has completed his report.  He will provide the HOA and the attorney estimated damages and costs to restore the area.  We will then start the process of recovering damages, clearing  and restoring the area as proposed by the arborist.

Everyone is excited about the start of median landscape. Most of the hurdles: changing our governing documents, budgeting the funds, finalizing the plans, picking a contractor, finding a reliable water source has been done.  Now it’s up to the County to approve the project.  I believe that we are very close to getting the green light from the County thanks to Dave Mack.  He has been involved in the project from the beginning including establishing and fostering the partnership with Canon Del Sol. One of the many benefits to the partnership was to share costs and organize the removal of dead trees with little or no cost to our homeowners.  Thanks to everyone involved the project is moving ahead.

A great deal of our dues goes to enhance the appearance of our common area, not only to maintain property values but also because we are proud to own property here. But there are properties in our community that need attention, some more than others.  Some need re-staining and painting.  Others need weeding and general yard maintenance.

No one likes to be told by the HOA that they must paint, weed or fix a gutter.  But the board will be sending notices in the next few months to property owners who need repairs or clean up. We strongly prefer you take the action voluntarily.  So please take time to inspect your Sand Dollar property.  If you have a property manager, ask them to inspect the property for needed repairs.   If you need help or have questions, please contact one of the board members.

Gate Code Information

There are 3 possible gate codes:

1. Temporary renter code: every 6 months the ‘renter’ temporary gate code will change – use this for your rental or temporary guests – your rental manager should use this code for rentals.

2. Permanent OWNER ONLY code: every owner has 1 permanent gate code for their personal use – this never changes – unless requested. We do NOT recommend giving this out to anyone other than your immediate family who need ongoing access. Do NOT give this to renters.

3. Second owner code: every owner can request a 2nd ‘permanent’ gate code for house cleaners, etc who need regular access – this also will not change unless requested. i.e, you change house cleaners and want to remove access.

Change your smoke detector batteries twice a year when clocks are changed for daylight savings time. Or consider getting new smoke and carbon detectors with 10 year battery life.
